Bi-Part Development plans, builds and operates across the Lake Norman region: homes, senior living, retail, industrial space and the places people gather in between. Every project we have underway is listed on this page, with its stage shown plainly.
We are a locally held development company working almost entirely inside a twenty-minute drive of our own front doors. Cornelius, Huntersville, Davidson and the towns around them are where we live, where our children go to school, and where every project on this page is going up.
That proximity sets the standard. A project that works on a spreadsheet but not on the street it sits on is a project we have to drive past every day. So we publish the whole portfolio in one place (what it is, where it is, and how far along it actually is) rather than showing only the parts that are finished.
Our work spans residential neighborhoods, senior living, neighborhood retail, flexible industrial space, hospitality and food and beverage. Different sectors, one region, one set of neighbors.
Every active Bi-Part Development project on one map, from the north end of Huntersville down through Cornelius and Davidson.
Eleven projects and brands, listed in no particular order of importance. Each entry carries the same three facts (location, sector and stage) so the portfolio can be read straight through without hunting for what has been left out.

An active adult community in Cornelius with ranch-style homes, three clubhouses, three pools, five pickleball courts and on-site activity directors.
Waterfront residences in Davidson, built to the scale of the shoreline around them.
A 16-acre beach and sports club: surf pool, swim lanes, racket sports, a lazy river and slide, and a large clubhouse with co-working space.
Bi-Part Development is small on purpose. The people who sign the plans are the people who answer the phone, sit through the hearings and walk the sites. If you have a question about something on this page, one of them will be the one who answers it.
Leads acquisition, entitlement and project delivery across the portfolio. Has spent his career developing in the Lake Norman towns and handles most of the public-meeting work himself.
